Land Divisions
Land divisions include short subdivisions (SHP’s), long subdivisions (SUB’s) and binding site plans (BSP’s). A short subdivision is a division of land into between 2 and 9 residential lots. A long subdivision is a division of land into 10 or more residential lots. A BSP is a division of land for office, commercial or industrial zoned properties or a manufactured home park. Land division regulations are found in SVMC Title 20. Land divisions are typically required to improve all proposed internal streets and streets fronting the project.
The extent of the required fronting improvements depends on existing conditions, the impact of the project and the applicable standard (see Street Standards, Chapter 2). Typical fronting improvements include pavement widening, curb, gutter, grassy swale, and sidewalk.
Land disturbing activities within the property related to the land action such as, such as landscaping, utility work, grading, or paving, are regulated by the Spokane Valley Municipal Code (SVMC) 24.50. Any work within the public Right-of Way (ROW) is regulated by SVMC 22.130.060 and require a ROW permit. If the land action is located within a FEMA regulated floodplain, a Floodplain Development Permit is required.
